Can my landlord evict me without a court order in Delhi?

My landlord has been threatening to remove my belongings and lock the house while I am at work. Is this legal? What are my rights?

No landlord can forcibly evict you without obtaining an eviction decree from the Rent Controller or Civil Court. Self-help eviction is illegal under the Delhi Rent Control Act. You can file a police complaint under IPC Section 441 (trespass). Document everything — take photos and keep all rent receipts.

Is an e-agreement (signed on WhatsApp) legally valid for property purchase?

We signed a scanned copy of a sale agreement and shared it on WhatsApp. Neither party got it registered. Is this binding?

An unregistered agreement for sale is not valid for enforcement of immovable property transfer under Section 17, Registration Act. However, it may still be relevant evidence in equity. The safer course is to register the agreement at the Sub-Registrar office. A WhatsApp-shared document can be produced as secondary evidence with proper authentication.
